The city of San Marcos issued permits for more than $77 million in commercial and residential construction and renovation during the first half of 2012.

The permits cover nearly $52.2 million in new commercial buildings driven largely by major student apartment complexes but also including a new hotel and industrial facilities. Total commercial construction activity — running the gamut from a multi-million dollar HEB renovation to everyday electrical, plumbing and signage permits — totaled nearly $62.6 million.

The largest commercial projects included the last wave of permits issued for The Retreat at San Marcos ($15.6 million); Peachtree Lofts on Chestnut Street ($4 million); Candlewood Suites hotel on Wonder World Drive ($4 million); an education building at the Seventh Day Adventist Church ($2 million); a new manufacturing building at Primeform Building Systems ($1.7 million) and a distribution warehouse on Clovis Barker Drive ($800,000).

Meanwhile, the city issued permits to build 116 new single-family homes with a combined value of about $13.6 million.

The busiest homebuilder was DR Horton, which pulled permits to build dozens of new homes in the Franklin Square and Cottonwood Creek neighborhoods. The remainder of single-family construction was concentrated at Brookfield Residential’s Blanco Vista subdivision and Bigelow Home’s Blanco River Village.
