The San Marcos Planning and Zoning Commission will hold a public hearing and workshop on proposed changes to the Land Development Code on Tuesday, Sept. 27 at 6 p.m. at City Hall.

Development Services Department staff members will present proposed changes on the rules that govern all development in the city limits and the 3.5 mile extraterritorial jurisdiction of San Marcos. The code includes rules on zoning, subdivisions, watershed protection, site planning and construction permitting.

The proposed changes will remove inconsistent and unclear language, promote visually attractive developments, improve clarity, predictability and usability of the document, and support quality design.

Sections under review include:

  • requirements for qualified watershed protection plans
  • platting requirements
  • creation of a new mixed use zoning designation
  • sidewalk requirements
  • site preparation permits
  • use of development agreements
  • street lighting requirements
  • the Historic Preservation Commission appeals process
